I had the group showing last Saturday... here's the stats:
- Seven people responded to my Craigslist ad and wanted a showing.
- Five people said they could make it to the showing. The other two never responded (this is typical of Craigslist responses).
- Three people showed up to the showing (once again, typical that there were two no-shows).
- Two people expressed interest in the apartment at the showing and took applications.
- One person contacted me after the showing and wanted an application.
So, in about an hour's time I was able to show the apartment to three parties, and weed out the two no-shows (that's my pet peeve, when I make a trip and the other person doesn't show up). All three of the people that took apps seemed promising, so hopefully at least one will apply and want the place.... if not I will just do another group showing.Labels: apartment |

I mean, you kind of want some insurance that the people will be reliable in some fashion... or maybe the fact that they show up and fill out the forms helps you to weed out the bad apples? You want to be selling the apartment (or the rental thereof) to the right people, definitely.

Oh, that's very typical of tenants found from any source. When I managed our quadplex and had an empty apartment, I would always schedule multiple showings at one time. An average of one out of three "interested" parties would show at all. And, half of those would show up late. The tenant mindset is just that way....
If I didn't have multiple people to show, I would always figure out something else that needed to be done there on the property to make it not feel like a wasted trip if/when they didn't show.
I was stood up a lot--can you tell?

I guess being stood up in the past leads you to understand the rental market better, so you know what to expect. I think it would drive me crazy, at least initially, because I'd always want some kind of insurance that they would show up, which obviously doesn't exist. Some people are raised with a sense of integrity, and lots of others aren't. Maybe it takes a specific mindset to be a landlord to deal with that! Very interesting look into having rentals, thanks...
